Tenterfield’s Growing Appeal Reflected in New Land Values

Data from the NSW Valuer General confirms that Tenterfield residential land values have experienced significant growth, reflecting a broader trend across regional New South Wales.

As part of the official regional land value assessments in 2025, Tenterfield recorded one of the strongest increases in residential land values across Regional NSW.

Key Highlights for Our Community:

  • Residential growth: Tenterfield residential land values surged by 32.9%, well above the regional NSW average of 3.0% and the statewide average of 4.2%,  bringing the local median residential land value up to $208,000. Growth has been driven by increased demand for affordable and lifestyle properties, alongside ongoing housing affordability pressures in major cities.
  • Commercial growth: Commercial land values across regional NSW increased by 5.7%, reflecting steady demand, while industrial land values grew by 8.0%.
  • Rural stability: Rural and farmland values remained relatively stable, with minor state-wide adjustments (-0.4%). Demand continues to shift toward rural lifestyle properties and hobby farms near regional town centres.

What This Means for Residents:

New land values were assessed following analysis of more than 66,000 property sales. Land value changes influence local property valuations and council rate considerations. Property owners can access free and transparent valuation information online through the official NSW Land Values and Property Sales Map.
